Why it matters

What it will change.

Rent in Nigerian cities is usually a year upfront, paid to a landlord or agent the tenant may never have met, with a receipt on paper if they're lucky. Tenants struggle to save the lump sum; landlords chase late payments; agents disappear with deposits.

Rentals on Bridge will put the tenancy itself on the record: the property, the agreement and old receipts. Tenants will be able to save towards rent in a dedicated plan, pay by transfer to a virtual account or in instalments, and refuse to pay a landlord whose payout account doesn't match their name.

Landlords will claim their properties and nominate a verified payout account. Agents will earn a trailing share of rent for the units they place, and lose it only for cause.

How it works

Step by step.

  1. Register the tenancy

The property, the agreement and old receipts, by the tenant or the landlord.

  2. Verify the landlord

The landlord claims the property and nominates a payout account; a name that doesn't match is refused.

  3. Save towards rent

A rent savings plan with the due date as its target, and reminders if it falls short.

  4. Pay rent

Through the platform, by transfer to a virtual account, or in instalments; overpayments are held as credit.

  5. Renew or move on

A renewal countdown, notice reminders and arrears handled on the record.

What it will do

Built in, not bolted on.

Tenancies on the record

Agreements, receipts and payments attached to the property, not lost in a WhatsApp chat.

Verified landlords

Rent will go only to a payout account whose name matches the landlord who claimed the property.

Rent savings plans

Tenants will save towards the due date, with a warning if they're falling short.

Instalments

Annual rent split into parts, each due on its own date.

Statutory limits respected

A rent demand beyond the market's statutory maximum will be refused.

Fair agent commissions

Agents will earn a trailing share for units they place, held back and clawed back only for cause.

A property management company in Lagos · Marketplaces

Annual rent in three instalments

Tenants can't raise a full year's rent at once, so units sit empty. The company wants to offer instalments without chasing every payment.

  1. Each unit will be registered with its landlord's verified payout account
  2. Tenants will pay by transfer to a virtual account for their tenancy
  3. Annual rent will be split into three instalments with reminders
  4. Late instalments will enter arrears on the record

More units will let on terms tenants can afford, and landlords will be paid straight into their own verified accounts.

A fintech for renters in Abuja · Fintechs & neobanks

Saving for next year's rent

Every year renters scramble to raise the lump sum, borrow at high cost, or lose the flat. They want to save towards it month by month.

  1. The renter will open a rent savings plan targeted at the due date
  2. Monthly contributions will be taken on payday
  3. If the plan falls short before the due date, they'll be warned with time to act
  4. At the due date, the plan will pay the verified landlord directly

Renters will reach the due date with the money saved, and pay the right person.

A network of property agents in Port Harcourt · Marketplaces

Agents paid for the units they place

Agents earn a one-off fee and nothing after, so they have no reason to look after tenants. Landlords worry about agents who claim units they don't manage.

  1. Agents will enlist units with the landlord's consent; a second agent's claim on the same unit will be refused
  2. Each placement will earn a trailing share of the rent
  3. Part of a placement fee will be held back until the tenancy settles in
  4. Fraud will be clawed back against the agent's next settlement

Agents will be rewarded for tenancies that last, and landlords will know who manages each unit.
